Short term finance pending sale of property, refinance by a long

term lender or receipt of other lump sum due to you. For example

you may be facing mortgagee sale and require time to refinance

or sell your house without pressure from your mortgagee.

How much we can lend you:

Bridging Finance loans range from $20,000 to $1,000,000.

What you need for security:

We require a  Mortgage over Real Estate property as security. Security may be

owned by the borrower or a guarantor.

How much can we lend against your property:

A maximum of 65% of Rateable Value or Registered Valuation of

residential property depending on its condition and location.  

Other property such as rural/commercial are considered on a case by case basis.

How long you get to pay us back:

Up to 12 months.  Interest-only payments on a monthly basis are required.  The

principal needs to be repaid within the 12 month term so you must have a plan to do

this e.g. property is on the market or you are looking for long term finance to replace us.

What it costs:

Loan establishment fees apply but these can be added to the loan

amount.

 

Loans will require your solicitor or ours to document the loan and register the

mortgage.  In these cases you are responsible for their costs but they can also be added

to the  loan amount.

Interest Rates vary depending on the type of security, security margin and credit history.
